    It took 1 and a half years for my contractor to get my insurance company to replace my roof. It totaled $32,000 for architectural shingles. It blows my mind that people in tornado especially cancel insurance that not only replace a entire home and the contents inside, but to deal with hiring reputable contractors. Not only that, but the many other structures that need resources that a home owner aren't able to find.

    The building is still sinking in the middle so the "fix" will exsert extra moment on the foundation mat and probably that will fracture the foundaton mat between center of the building and the "fix piles" at edge. This would collapse a slice of the building before "fix fuse" reduce jacking up forces.

    My homeowners insurance began less than $900 first yr in Ky, has increased exponentially over 22 yrs not turning in any claims, really increased when SF desided to no longer insure homes in CA

    WHO IS BEHIND THE HOUSE BUBBLE? THE CROOKED REAL ESTATE INDUSTRY. WHO IS BEHIND THE RAISING HOUSE PRICES? 1) THE REAL ESTATE INDUSTRY is set up to jack up and MANIPULATE THE HOUSE PRICES. While most of the service industries charge for their services HOURLY or by the LABOR TIME CHART. The Real Estate industry is taped in into the house value to make more profit. They charge their customers by the PERCENTAGE of the HOUSE VALUE for doing exactly same job. They have a much bigger cut from the $1,000,000 Million dollar house then from the $100,000 Thousand dollars house, performing exactly same job. Can you imagine if a plumber or A/C technician, or a painter, or any other company would charge you 7% of the house value just for LABOR, performing exactly same services? Or 7% of the car value just for labor to replace a brake pads, or oil change, or for diagnosis? You would pay 100 TIMES more for the SAME JOB! The agents are THRIVING to JACK UP the HOUSE PRICES, calling it PROPERTY VALUE, to make a bigger profit FOR THEMSELVES, and they wants us to believe it's just normal. Why would your agent negotiate the price for you? This way of charging for their services must be changed. The agents should be paid a FLAT RATE for their services and paperwork, plus BONUS, 10% - 20% of the negotiated amount of the house for the agent representing a buyer. 2) THE BANKS are DESPERATE to raise the home prices to make a BIGGER house loans and turn people into a FINANCIAL SLAVES! People are paying over 100% interest over 30 years of a payment plan! 3)The GOVERNMENT also MOTIVATED to RAISE the HOUSE PRICE (property value) to TAX PEOPLE up to their noses and get MORE REVENUE. It's ONE WAY STREET. 4)The HOUSE VALUE (APPRAISAL) established by the MEDIUM PRICE per square foot in the neighborhood. The APPRAISAL often totally IGNORING the HOUSE AGE DEPRECIATION VALUE. 5) The HOUSE AGE DEPRECIATION VALUE. The HOUSE VALUE (price) SHOULD GO DOWN WITH IT'S AGE. The older buildings required more MONEY for REPAIRS and MAINTENANCE, but the house prices / VALUE, like a MAGIC is GOING UP. Everything is getting old, worn-out, corroded, rotten, or out of style, and needs to be replaced or upgraded, including ROOF, WINDOWS, DOORS, FLOORING, APPLIANCES, KITCHEN CABINETS, LIGHT FIXTURES, PAINT COLORS, OLD PLUMBING, ELECTRICAL and TILES. The Agents don't want to talk about the NEGATIVE ISSUES, just sell the house for the HIGHEST PRICE and get paid. That why new Florida law requires every condominium’s annual budget to include both operating expenses and reserves for capital expenditures and deferred maintenance. This caused HOA FEES DOUBLED and TRIPLED. ** THE HOUSE PRICE SHOULD NEVER BE HIGHER THAN IT WAS BUILT AND SOLD BRAND NEW. Same like for any car, or merchandise. 6) The INVESTMENT COMPANIES having a deep pockets. They are creating a huge DEMAND on the market, and house prices are going up. The INVESTMENT companies shouldn't be allowed to buy a RESIDENTIAL properties, ONLY COMMERCIAL. 7) The Human Factor. The homeowners selling their houses for the highest bid, which is OVERPRICED by the same real estate industry. This causing chain reaction in all real estate industry. ALL those FACTORS are playing major role in RAISING the HOUSE PRICES (VALUES). BANKS, AGENTS, GOVERNMENT and INVESTING COMPANIES creating a "HOUSING BUBBLE" - THE HOUSE PRICES AND INCOME ARE DISCONNECTED, and PEOPLE JUST CAN'T AFFORD TO BUY a HOUSE anymore. It's CONFLICT OF INTERESTS, and nobody will take a responsibility for the HOUSE CRISIS. The FUEL COST will raise a NEW HOUSE PRICES, BECAUSE of Biden banned oil and gas exploration in USA, but OLD HOUSE prices are also going UP!

    I'm sure it was in that condition for years and people got use to it . But having the entire weight of the building on concrete slabs, that are attached to columns for underground parking . There's a lot building's just like this all over the country . Now people are going to freak over the slightest concrete crack .

    With all of the hassles and the price you have to pay in premiums is is not worth owning a house in Florida. I have a claim from Hurricame Ian. It is over $300k in damages and my house is not habitable ...insuarnce has paid a little over $6 after my deductible, charged me over $22k in premiums since the storm ( which has almost tripled since before the storm) and I still am unable to live in my house. The insurance companies' unscrupulous actions and behavior is criminal.... and it is so unfortinate that our state government protects these companies and throws the tax paying homeowners under the bus. And to add insult to injury, I was also told that if you do sue the Insurance Company and you lose or dont recover more than 25% than they offered and/ or paid out, then the homeowner will be responsible for the Insurance company's attorney fees! This could be $30k+ after a 3 year case ! ! Shame on DeSantis and our insurance regulators !

    Yes, some insurance companies are trying not to cover damages. We had a company going around and writing new roof contracts. First, insurance should not cover any home within 10 miles of the water or cover for any roof over 10 years old.

    I have lived in my home for 32 years. It was inexpensive because it was a wreck. I rebuilt it better than new I literally replaced most of it myself. I never needed insurance because I paid cash for the house over the years I rewired all the electrical so I am confident there is little chance of an electrical fire. The original roof had tar paper and pea gravel that was bad after 39 years so I made the new one the same but better. After replacing the tar paper and gravel I painted it with elastomeric rubber. Every few years I power wash it and apply a new coat it could not be more waterproof even the pressure washer can't penetrate it.

    Im a Union Ironworker and I built the Transbay Terminal, also The Salesforce building across Fremont street from Millennium tower, and Facebooks building, next to the Transbay terminal, at 181 Fremont.. that whole block of Fremont street has had major problems problems at all those buildings! The beams that cracked at the terminal were the ones that span Fremont street..

    It is not just Republicans. Democrats are involved too. It is ALL insurance companies. Do some research on hurricane Katrina and what the insurance companies did to the Mississippi Gulf Coast as well as the homes damaged further inland. Insurance is legalized extortion. Al Capone was the first insurance company.

    When policy requires a waiting period to schedule adjuster to come out and confirm damage before authorizing the replacement of a water heater that's ALREADY been confirmed by a locally licensed professional THEN it's time to wake up and cancel the burocrazy, adle-laden policy.

    I'm from Florida and I just canceled my homeowner's insurance once it reached over $11,000 a year. Now I'm starting from scratch to self-insure since I own my own house. The decision became easy after observing the red flags with people that I know have insurance and didn't get their full payouts. There was always an excuse. If anything ever happens to my house is my backup insurance policy. I built a tiny house. It's the best I can do at this point. Very helpful video series.

    You present a totally one-sided, incoherent argument with a very poor understanding of how the insurance industry works, and you have zero facts to back it up. (Disclaimer: I am not in the insurance industry.) You really need to know what you're talking about before you condemn a whole industry, and when you quote something as a fact, you need to cite your sources. You have zero sources. Yes, there are bad insurance companies, just like in any industry, and I had to hire an adjuster to get paid for one of my claims. Here is what you are wrong about. You show Citizens raising rates, and you are right: rates have gone up, just like your food, your gas, your housing, and guess what-the materials to repair that house that was damaged. It looks like you are oblivious to the fact that Citizens is a government-run insurance company and is called the insurance company of last resort because they insure houses that are such a high risk no one else would take them. And guess what else you don't mention: Citizens makes the legitimate, well-run insurance companies pay into a CAT fund to subsidize yet another poorly run government agency. If there is a major hurricane, those insurance companies have to subsidize those claims and those risks that no other insurance company would take. So, if you buy a house in a CAT zone with a 30-year-old roof and you get damage, every other insurance company has to subsidize the bad risk that Citizens took on. You are also clueless to the fact that "all those companies making billions" are leaving the state of Florida. Guess what-companies making billions don't walk away making billions, and they "don't go bankrupt one after another" if they are making billions. You don't mention that the rates are TOTALLY CONTROLLED by the OIR, and they cannot raise or lower rates without consent from the OIR. And guess what else: the OIR will deny a rate decrease if they calculate that the company can make a reasonable profit to stay solvent to "PAY CLAIMS." And you are wrong again-fraudulent claims are rampant. I have "seen the numbers." The legislation that's written in Florida is written by politicians and lawyers that are, yes, lobbied by insurance companies, but also by many other groups that passed legislation like the assignment of benefits, which created not a coordinated mafia and a huge profit motive. To answer your question on an older roof: There is ACV and replacement. Replacement. If the roof is totally damaged, replacement would pay 100% minus the deductible, and actual cash value would only pay for the cost minus the depreciation. Do you expect to have a 30-year-old roof that needs to be replaced anyway, and then gets damaged by a hurricane, and expect the insurance company to buy you a new roof? That's why replacement cost is higher. If you think any of this is wrong, please post your argument with facts, and I will be glad to educate you further.
